A Family Run B&B
The Coach House is a unique DETACHED building offering complete privacy and stands in the spacious secluded grounds of a 17th Century Grade II Listed farmhouse in the pretty Conservation Area of Northney Village on Hayling Island with its thatched cottages and farms with views towards Chichester Harbour and the South Downs and close to the 11th Century Church, St. Peters. This is an area designated as an Area of Outstanding Beauty.
Our grounds lead onto country walks through farmland and around Chichester Harbour. Being close to Blue Flag beaches we are a popular designation for sailing, wind and kite surfing enthusiasts. There are many places to go for walks and cycle rides. We are ideally situated for Havant, Portsmouth, Emsworth, Southsea, Southampton, Chichester and Glorious Goodwood.
We are also ideally situated for those attending Weddings or Events on the Island and are close to the Langstone Hotel.
The accommodation is exceptionally spacious comprising of a 40ft studio with old stripped pine flooring throughout, large colourful rugs and quality pine furniture.
There is a newly fitted kitchen area which contains a full size fridge, microwave, particulars, toaster, kettle, egg boiler, cutlery, china and glasses etc.
There is also a dining area with table and chairs.
There is an en suite shower and all linen is provided plus ironing facilities, hair dryer and trouser press.See our pictures ...
Everything You Need
There is a lounge area with comfortable sofa, armchair, coffee table, a large HD flatscreen televison and free WiFi.
There is a King size bed and a single bed (with optional screen) if required.

Breakfast in Style!
A generous Continental breakfast is provided for you and this is left in the fitted kitchen - thus giving you the independence to make use of the Studio throughout the day and, more importantly, if wanted, to have that well deserved lie in or as early a start as you wish in the morning.

Seating is provided in the delightful large mature grounds and there is ample parking for cars and boats and safe storage for bicycles and surfboards etc with an area for drying clothes.
Access is via an external staircase
Close to the beaches and beautiful walks. There are 5 public Houses within 2 miles and 2 Tea Rooms within walking distance, all serving excellent food.Things to do and places to visit on Hayling Island...
